The average price of used housing increased by 7.7% year-on-year in August, although only by 0.1% compared to July. Madrid is the second most expensive province, with €4,249 per square metre.
The average price of used housing rose by 7.7% in August compared to the same month in 2025, according to data published by Hogaria.net, collected by Europa Press. Compared to July, the increase was just 0.1%, indicating a moderation in the pace of growth.
The real estate portal notes that the number of provinces with rising prices fell from 46 in July to 34 in August. "It is not enough to talk about a change in trend yet, but it is a figure worth monitoring," points out Hogaria.net.
In the provincial analysis, Balearic Islands remains the most expensive area, with €5,100 per square metre, followed by Madrid, with €4,249, and Guipúzcoa, at €4,211. Following them are Málaga (€4,086) and Barcelona (€3,790).
In the capital, the price of used housing fell by 0.1% to €5,222 per square metre. In Barcelona, however, it rose by 0.4% to €4,931; in Valencia, it stood at €3,238 and in Seville, at €2,944.
Hogaria.net describes a market that is "expensive and with significant territorial differences" and considers it premature to claim that prices have begun to fall. The firm explains that the scarcity of housing in high-demand areas keeps prices high even as sales cool.
Another factor that may gain weight in the coming months is the rising cost of financing due to interest rate developments, which will increase mortgage costs and may delay the decision to buy.
