The average price of second-hand housing in the Community of Madrid remains among the highest in Spain, only surpassed by the Balearics. This figure comes after a summer of stability.
The average price of second-hand housing in the Community of Madrid was recorded in August as one of the highest in the country, only behind the Balearics, according to the monthly report from pisos.com. The real estate portal places the price per square metre in the region at around 4,400 euros, a figure not specified in their statement but inferred from their regional classification.
According to the study, the average price in Spain was 2,461 euros per square metre, with a year-on-year increase of 2.2% and a slight monthly decrease of 0.03%. In the Community of Madrid, the trend is similar: prices have stabilised after months of sharp rises, as noted by the director of Studies at pisos.com, Ferran Font.
The pressure on supply remains high due to the imbalance between the volume of potential buyers and the available housing stock in the most pressured areas,” explains Font.
In the capital, Madrid remains the second most expensive capital in Spain, with an average price of 6,200 euros per square metre, only behind Donostia-San Sebastián. Palma de Mallorca follows.
At the provincial level, Madrid also ranks second, after the Balearics and alongside Guipúzcoa. On the opposite end, the most affordable provinces are Ciudad Real, Jaén, and Zamora.
The report highlights that, although current costs make it difficult for part of the demand to access housing, mortgage signings continue to set records. Buyers are anticipating possible changes in the monetary policy of the European Central Bank.
