The Alcorcón Plenary has approved the free transfer of four municipal plots to Casa 47 for the construction of 224 social housing units in Retamar de la Huerta, a development that will total 3,503 flats.
The Plenary of the Alcorcón City Council approved this Wednesday the free transfer of four municipal plots to the General State Administration for the construction of 224 social housing units in the urban development of Retamar de la Huerta. The operation is formalised through Casa 47, the state housing entity that absorbed SEPES, as reported by Noticias para Municipios.
The decision continues the agreement reached in June 2025 between the central government and the City Council, when the state's involvement in the project was announced by making municipal land available for social housing. At that time, the action was attributed to SEPES; now, following the integration of that body into Casa 47, municipal information identifies the 224 housing units as a promotion of the new state entity.
The four plots are part of the Retamar de la Huerta area, one of the main residential developments in the city, which includes 3,503 housing units in total. Of these, 1,309 correspond to the Alcorcón City Council, according to available municipal data. The state action does not add a new package of flats to the project, but rather specifies the promotion announced a year ago.
The area covers approximately 114 hectares and includes around 30 hectares of green spaces, as well as a network of pedestrian and cycling paths. The interior urbanisation works began in November 2025.
With the approval of the transfer, the land is effectively available to the state, but key aspects for future applicants still need to be defined: the exact regime of the housing, their distribution by number of bedrooms, access conditions, expected prices or rents, and the awarding procedure. The schedule for the promotions and the start date of the application process are also pending.
The transformation of Retamar also includes new connection infrastructures. The City Council initially approved in June 2026 the project for the material execution of the external connections and the infrastructure band, which develops the Special Infrastructure Plan approved in March 2025. The planned investment is around 15 million euros.
Among the actions are the undergrounding of a section of the M-506 under a new roundabout, the widening of this road from two to three lanes in each direction, new service roads and collectors to improve the connection with the M-50, and a pedestrian bridge over the M-50 in an area where there is currently no pedestrian access.
