Madrid authorises the first 13,371 homes in Valdecarros

The City Council of Madrid authorises simultaneous urban development and construction in Valdecarros, allowing for 13,371 homes to be built.

The City Council of Madrid allows for the simultaneous urban development and construction of the first phase of Valdecarros. Developers can start building as soon as they obtain the necessary permits.

The first phase of Valdecarros is now authorised for urban development and construction to proceed at the same time. The City Council of Madrid approved this measure on Monday, as reported by miracorredor.tv, which unlocks the construction of 13,371 homes out of the 51,000 planned for the new neighbourhood in the southeast of the capital.

Developers will be able to erect buildings as soon as they obtain the corresponding licenses. Valdecarros occupies 19 million square metres, nearly half the urban land of Seville, and its development is divided into eight phases. The first three are already underway, with the first in a very advanced state.

The future neighbourhood will have the capacity for around 150,000 inhabitants. About 55% of its 51,000 homes will have some form of public protection, and nearly 40% of the area will be reserved for green spaces, with plans to plant over 110,000 trees. The project stipulates that any home will be less than 200 metres from a green area and includes more than 127 kilometres of cycling lanes and pedestrian pathways.

With this authorisation, the four developments in the southeast (Los Cerros, Los Ahijones, Los Berrocales, and Valdecarros) now have permits to combine urban development and construction to varying degrees. Together, 31,525 homes can be built out of the more than 108,000 planned.

Currently, there are 5,219 homes under construction: 349 in Los Cerros, 1,450 in Los Ahijones, and 3,420 in Los Berrocales. Another 110 are already completed in Los Berrocales.
