The rent price in the Madrid capital reaches €23.4 per square metre after rising by 4.8% in the last year, according to idealista. This is the highest price in Spain and a new historical maximum.

The rent price for housing in Madrid has increased by 4.8% in the last year, bringing the square metre to €23.4 per month, according to the price report from idealista corresponding to the end of the third quarter of 2026, as reported by burgosnoticias.com. This marks a new historical maximum in the capital, which consolidates its position as the most expensive city in Spain for renting.

On a quarterly basis, prices in Madrid have grown by 1.2% between June and September. The capital leads the national table, ahead of Barcelona (€20.1/m2) and Palma (€19.6/m2). Nationwide, rents have increased by 5.6% year-on-year, with the square metre at €15.1, very close to the recorded maximum. On a quarterly basis, prices have fallen by 0.4%.

The report also shows that 13 of the 51 Spanish capitals analysed have reached maximum prices this September. Among the major markets, besides Madrid, notable increases include Valencia (3.1%), Palma (7.3%) and Alicante (5.9%). The smallest increases occurred in Sevilla (3.5%) and Málaga (3.9%).

On the opposite side, five capitals have reduced their prices compared to September 2025: Bilbao (-0.3%), Lleida (-0.5%), Barcelona (-0.8%), San Sebastián (-2.5%) and Vitoria-Gasteiz (-2.7%). The largest annual increase was recorded in Huesca, with 17.2%.

Regarding the lowest prices, Cáceres (€8.2/m2), Jaén (€8.3/m2) and Zamora (€8.5/m2) are at the bottom of the table, along with Badajoz and Ciudad Real, both at €8.6/m2.

The study attributes the quarterly moderation to a somewhat more restrained demand behaviour during the summer, although prices remain above those recorded a year ago in most of the analysed markets.
